We hear of multiple offer situations...sellers hope they receive multi-offers...buyers hope they have the only offer...so...what is the story behind multiple offers?
Some sellers believe they can easily get multiple offers falling into their lap. And some do. 😏There has to be a perfect storm for this to happen.
Reasoning...Priced to low, supply and demand, perfectly staged, meticulously maintained, pleasant to the eye, emotional photos are well displayed, shortage of homes in the area in the price range, missed out on several offers.Apple pie baking in the oven??? What ever the reason is, we cringe when we are involved in the multi-offer situation. Be prepared to win or loose. Do your homework, make sure when you make the offer you qualify for the offer you are presenting. Be mindful...will the home appraise for the offer you are giving.
Perhaps you are fortunate to have a larger down payment and will not have an issue with the appraisal.
However your real estate outcome manifests, it will always remind me of California, where my relatives waited on a lottery system to purchase a lot to build their dream home...I have also heard of countries where buyers wait in line to own a home. Stay optimistic and patient.
